University Place's Home Prices Depend on Which Zip Code You're Actually Touring

Search "University Place home prices" and you'll get four different answers before lunch. Zillow says the typical home is worth $633,676, down 3.7 percent from a year ago as of June 2026. Redfin's own numbers for February 2026 put the median sale price at $610,000, down 9.29 percent year over year, with homes sitting a median of 59 days before going pending. A national portal's trailing twelve-month figure lands at $677,000, essentially flat, with homes moving in about 40 days. And the most recent agent-reported figure pulled from Northwest MLS data for May 2026 puts the citywide median at $685,000, with homes selling in a median of just 25 days.

None of these numbers is wrong. That's the part worth sitting with. If you're comparing University Place to Tacoma, Lakewood, or Gig Harbor and trying to figure out what your money actually buys here, the disagreement between these sources isn't noise to filter out. It's the story.

This Isn't a Data Error, It's Two Zip Codes

University Place is split across two zip codes, 98466 and 98467, and as of May 2026 they were behaving like two separate markets. Zip 98466, which covers the inland Town Center and Bridgeport Way corridor, was running at about 1.7 months of supply with a 13-day median time on market and homes closing at 101.2 percent of list price. Zip 98467, which wraps around Chambers Creek, Day Island, and the bluff neighborhoods above the Sound, was running 2.6 to 2.7 months of supply with a 40-day median. Higher-priced inventory in that zip gives buyers real room to negotiate, which the fast-moving 98466 side simply doesn't offer.

Look back at that table. The 40-day figure from the national portal's trailing twelve months lines up almost exactly with the 98467 zip-level number. Redfin's 59-day figure, pulled from February, is even slower, and February is a historically quiet month for this market. The agent-reported 25-day citywide figure comes from May, when buyer activity typically peaks. Stack a seasonal snapshot on top of a two-zip-code blend and you get four sources that all sound like they're describing different cities, because in a real sense they are.

What's Actually Sitting in 98467

The slower zip is slower because of what's in it. Chambers Bay Golf Course anchors the western edge of University Place, a public, walking-only links course designed by Robert Trent Jones Jr. and owned by Pierce County, meaning anyone can book a tee time. It hosted the 2015 U.S. Open and Golf Digest has ranked it the top course in Washington State for the 2025-26 cycle. The Chambers Creek Regional Park trail system, including the Grandview Trail along the bluff, runs through the same area, giving those homes walkable access to the Sound.

Day Island sits inside this zip too, reached by causeway, with custom waterfront estates that regularly clear $1.5 million. Bluff-side homes along Grandview Drive carry west-facing decks built for sunset views over the water. This is inventory that draws a smaller, more deliberate buyer pool. Nobody is racing to close on a $1.5 million view home the way they'd race on a starter rambler, and the 40-day median reflects that pace, not weakness in the market.

What's Actually Moving Fast in 98466

The other zip code tells a different story. Bridgeport Way West anchors the Town Center, home to more than 250 businesses along with the city library and police headquarters, the kind of concentrated everyday-errand corridor that keeps daily friction low. This is where most of University Place's condos and newer townhomes sit, alongside mid-century ramblers and split-levels that make up the bulk of the city's housing stock, most of it built between the 1970s and 1990s.

Two-bedroom condos in this part of the city can start around $250,000 and stretch above $600,000 depending on age and finish. That lower entry point, combined with proximity to Curtis Senior High School and the Town Center's daily conveniences, keeps demand steady and inventory thin. A 13-day median and 101.2 percent of list price received in May 2026 isn't an anomaly here. It's what happens when a compact, walkable, moderately priced pocket sits inside a city that's otherwise built out and land-constrained.

What This Means If You're the One Touring Homes

If your agent tells you University Place is "moving in under two weeks," ask which zip code they mean. That number is very likely describing 98466. If you're touring homes near Chambers Creek or on Day Island, plan for a market that behaves more like a traditional negotiation, with more time to think, more room on price, and less pressure to waive contingencies just to compete.

The reverse matters just as much. If you fall in love with a rambler near Town Center and expect the 40-day pace you read about online, you may lose it to a buyer who understood that 98466 clears offers closer to two weeks. The citywide median is a real number. It's just not the number that applies to the specific street you're standing on.

What This Means If You're the One Selling

Pricing accuracy carries a real cost here, and the May 2026 NWMLS data quantifies it. Homes priced correctly from day one sold in a median of 25 days. Listings that ended in the seller cancelling sat an average of 99 days first, and listings that expired without selling sat 129 days, a gap of roughly 74 days between pricing it right and pricing it wrong. Does being near Chambers Bay Golf Course automatically raise a home's value? Not by itself. The premium tends to track direct water or bluff access along Day Island and Grandview Drive rather than general proximity to the course. A home a mile inland from the golf course in 98466 is competing in a very different market than one backing up to it in 98467.

Is University Place currently a seller's market? Citywide, yes, based on May 2026 figures showing homes closing above list price and under two months of supply. But that label fits 98466 far more precisely than it fits 98467, where longer time on market gives buyers more genuine leverage on price and terms.

Statewide, the Northwest Multiple Listing Service reported a median closed price of $635,000 for August 2026, with active inventory up 22 percent year over year across its 27-county service area, a reminder that even the state-level number is a blend of dozens of markets that don't move in lockstep.
